OUR SERVICES

PARTY WALL AGREEMENTS

The Party Wall Act provides a framework for preventing and resolving disputes in relation to party walls, walls at the boundary and excavations near neighbouring buildings.

We will impartially work with homeowners on both sides of the wall in connection with building projects and any impact on neighbours and their property. Whichever our role is, we take the time to guide our clients through the process.

Typically, we assist with the service of notices, negotiation of party wall awards and addressing neighbour's concerns.

SCHEDULES OF CONDITION

This report is prepared after the surveyor inspects a property. It focuses on all areas near to the works and sets out the general condition of all parts of the neighboring building at the time of inspection. It is ideally prepared prior to works starting.

This report is particularly useful after the works are complete as it would help to show whether damage has been caused by the works and if so, the extent of repair needed. It can avoid, or at least limit, disputes between neighbours at the end of the project or a lease.

STRATEGIC CONSULTATION

On many occasions we are asked by clients to support them planning their project. At this stage we can advise you on any party wall issues and on how to avoid them. Where access to the neighbour’s property cannot be obtained either through the Party Wall Act or the Access to Neighbouring Land Act, access must be obtained by agreement between the parties and we can help you with this as well.

Our early involvement can also benefit neighbours affected by development. We can advise you on how protect your property during the construction works. If your neighbour has obtained planning permission and you are concerned about the works, we will be happy to examine it for you and suggest the best way forward.
